How this range was calculated
- Your property record and ten years of assessed values come from City of Edmonton open data, matched to your address.
- Sold comparables are sales from the last 90 days, of the same style as your home, within ±15% of your floor area — a bungalow and a two-storey of the same size are different products, and adjusting across a large size gap produces a correction bigger than the differences it's trying to measure. Where that leaves too few sales to be meaningful, the search widens by one step at a time and the exact criteria used are shown above the table.
- Each comparable is then adjusted to your home's floor area, age, bathrooms, lot size, parking and basement using rates derived from the sales themselves — not fixed rules of thumb.
- The midpoint is the weighted centre of the best-matched sales — the ones needing the least adjustment count the most. The band reflects how tightly those best matches agree, kept between ±2.5% and ±5% so it stays a usable pricing band.
- Active listings set the competitive context — what a buyer comparing homes today actually sees — but do not set the range. Asking is not getting.
